We recently just listed a property as "coming soon" and noticed that the "estimate" suggested that the property was 10,000 over priced!!
The sellers and I felt that we had actually listed the property slightly below market value based on the comparative market analysis I completed. I decided to go through Zillow's process of editing the "Zestimate" by selecting several comparable properties to this one based on square footage and finish level. Zillow will then display a "private estimate".
As you can see, when I deselected properties that were not actually comparable to the subject property that we are selling, the Zillow Zestimate was about right!
Ignore the Zestimates
