The one thing we can't do anything about is the location of your property. It is where it is (for the most part). The location affects the priced based on comparable sales from properties in close proximity to yours and what is happening in the area.
Every home will sell for a price. The question is, what is the right price for your home. We will do a comparative market analysis to make sure your pricing is in line with comparable sales and the current listed inventory.
The condition of your property would be comparable to the condition of properties in the area, if not better in order to sell in a timely manner and at a good price for you. If condition is lacking, buyers who are interested in making an offer will make a lower offer and some buyers may not make an offer because they do not want to do the work on the home.
If you feel your home is in a good location, priced right, and is in comparable condition, then it is possible that your home did not sale due to the lack of exposure of your home to buyers who are currently in the market place.
